About EPM

Built around what property owners actually need outside.

EPM — Exterior Property Maintenance is shaped around a simple shared homeowner need: one dependable way to keep the outside of the property maintained without having to coordinate every recurring task separately.

Who we are

EPM is the company we would want managing our own property.

EPM is designed around the property owner and property manager’s side of the problem: fewer vendors to manage, fewer maintenance decisions to remember, clearer responsibility, and a property that stays cared for over time.

That means we do not think of the property as a collection of unrelated services. Lawn, landscape, exterior cleaning and periodic property care are all parts of one exterior maintenance relationship.

The company is built around what residential and commercial property owners need: understand the property, make responsibility clear, stay ahead of recurring maintenance, and keep the history connected.

What if maintaining the exterior of a property felt like one responsibility instead of ten separate tasks?

EPM is built around that question. The idea is not to invent more services. It is to make the exterior services residential and commercial properties already need work together better.

One maintenance relationship Built around the property
“I don’t want to call five companies.”One point of responsibility
“I don’t want to keep remembering every task.”Recurring schedule
“I want to know what’s being done.”Clear scope + history
“I just want the property maintained.”The outcome that matters
Our mission

Be an extension of the property owner’s vision through consistent exterior maintenance.

EPM exists to help preserve the way a property owner or manager wants the property to look and perform over time—by keeping recurring exterior care moving before neglect changes the property’s appearance and condition.

MISSION
Our vision

Keep newer properties looking new—and help older properties regain the care and presence they once had.

Our vision is long-term property stewardship: protecting curb appeal, restoring consistency where it has been lost, and helping each home look cared for through every stage of its life.

VISION
What we do

We organize the recurring exterior work residential and commercial properties already need.

EPM can be responsible for qualifying lawn, landscape, exterior cleaning, hard-surface and periodic exterior maintenance for residential and commercial properties. The specific scope depends on what the property owner or manager chooses to have managed and what the Property Assessment confirms.

The value is not the number of services. The value is that a residential or commercial property owner can place responsibility for selected parts of the property into one organized relationship.

How we do it

Understand the property first. Then maintain it consistently.

A property owner or manager should not have to wonder whether the result depends on who shows up that day. The system is designed so the property is understood first and the maintenance standard stays consistent afterward.

The Property Assessment records the property. The Property Maintenance Plan defines the selected responsibility. The Annual Service Schedule organizes recurring work. My EPM keeps the record visible and connected.

Behind the customer experience is a disciplined operating system built around documented property information, standardized service logic and repeatable field execution.

Across the life of the property

Maintenance should protect what is new—and recover what has been neglected.

A newer residential or commercial property should not have to lose its original presence before professional maintenance becomes a priority.

For newer properties, EPM’s role is preservation: consistent care that helps the lawn, landscape, exterior surfaces and visible details stay closer to the condition the owner or manager originally valued.

For older properties, the goal may begin with regaining order—bringing neglected exterior components back toward a cared-for standard, then maintaining that standard consistently afterward.

What we believe

The standards property owners should feel—not have to think about.

These principles shape how EPM designs services, schedules work, communicates with customers and decides how to grow.

Preventative over reactiveGood maintenance should happen before obvious neglect forces a larger corrective project.
Standards over improvisationConsistent service requires defined scope, procedures, property data and repeatable expectations.
Property facts over guessworkMeasurements, conditions and actual scope should drive decisions instead of arbitrary assumptions.
Clarity over complexityThe customer should understand what EPM manages, what is scheduled and what happens next.
Maintain the selected component properlyThe service should be designed around the professional standard required to keep the selected part of the property maintained.
What the EPM relationship should feel like

Less coordinating. More confidence that the property is being looked after.

The customer experience should become simpler after EPM takes responsibility for the selected exterior maintenance—not more complicated.

What success looks like

The homeowner should feel less involved in the maintenance—not less informed.

The best version of EPM is quiet in the background and clear when the customer wants to look.
